This week in the MIAMI REAL ESTATE SHOW, Orlando Montiel interviews Riley Smith, top producer with EWM Realty International. In 2014, Riley closed over $70 million worth of real estate and 121 transactions.
His story is fascinating and he is what I call “The successful real estate agent of the present and future.”
During the interview you will learn how Riley has:
- Increased his business over 50% per year, during the past 5 years.
- Grown his business faster, more effective and with fewer expenses than most top producers.
- Built an extremely productive and effective real estate team.
About Riley:
- Has written over 1,500 blog posts over the past 7 years.
- Has grown his business by subtraction rather than expansion (i.e. by becoming an expert in a specific area).
Great quotes from Riley:
- “You should work to learn before you work to earn.”
- “We don’t sell houses we sell confidence.”
- “Many people overestimate what they can do in a day and underestimate what they can do in 3 to 5 years.”
- “Write your goals every single day, this is something free you can do which has changed his life and career.”
- “Our blog allow clients to come to us instead of us having to go out and find the clients.”
- “A huge part of my success has come from the ability to build a great team.”
- Clients are important, but it is the relationship that you build with other realtors that will help you the most in this business.”
- “Think in terms of being a business owner, not just being a realtor. Agents should think in terms of creating a business as opposed to just working the next deal.”

Fantastic interview.
* Dream it, believe it, write it down.
* TRY everything, not all of it will stick.
* Plant the seed and let it grow.
* Set GOALS.
This was a great interview that shows that not much money is needed to get started in this business. What is needed is an strategy, focus, discipline and persistence. Many great insights one can be learned from this episode.
WORKING TO LEARN AND USING A BLOG TO LEARN AND TO SHARE VALUABLE CONTENT IS ADVICE VALUABLE BEYOND MEASURE
Great interview! Nice to hear Riley mention the Tomato!!
Wonderful interview of an extraordinary real estate agent! Always open to share and teach. Thanks for the tips and the deep understanding of what the seasoned real estate professional usually goes through before getting to find their niche in the business. I enjoyed it very, very much. Thx again!
Greatly enjoyed this talk in particular. I think it’s time to shift gears.
Excellent interview, I loved his comment: “You should work to learn before you work to earn” and
“We don’t sell houses we sell confidence”.
Extraordinary interview. Among many interesting things that he said; I liked the advice that he gives to experienced agents when he said something like: “Experienced agents should slow down to think as a businessman and how they can improve their business”. It was really a good advice for me and, I guess, for any realtor that wants to do the things better and wants to be a top producer.
Great Interview, Orlando & Riley! A few key things I learned from this interview:
1. Work to learn before you work to earn
2. Take your time to learn the market and really know your business inside and out
3. Write your goals down everyday
4. Dream it, believe it and write it down
5. There are a lot of short cuts you can take, but tin the end they will catch up to you.
6. Think of yourself as a business, not an individual.
EXCELLENT summary Kaila!!!! thank you for posting it. Keep up the great work!
Very interesting interview. Orlando what is the book you are talking about in it? the one about taking pleasure at being very good at something?
SO GOOD THEY CAN’T IGNORE YOU by Carl Newport. Great book
Great Interview Orlando, enjoyed it very much. Key takeaways are:
1. At the beginning you have work to LEARN, not work to earn.
2. Persistence pays, specially in marketing. His blog had few readers, 100, after one year. Yet he kept at it and its produced millions for him.
3. Think in terms of owning a business, don’t focus on the next deal. Create a foundation and stick to it. Slow down and think about your business.
4 We sell confidence…the promise we can get you through the bumps and difficulties involved in buying a home.
Excellent summary Robert
A great inspirational interview!!!
Thank You for this interview.
1- 1st work to LEARN then work to earn
2- We don’t sell house we sell confidence. Confidence by having knowledge
3-Slow down and think ahead
This is a very interesting interview , I love when Riley
Smith said that we should work to learn before we
work to earn, as new agent I understand that
perfectly, we need to have the education and
knowledge first and then we have ready to sell.
GREAT QUESTIONS!!! I get that questions quite often. Silvia understand that this is a business. In business you MUST invest before you rip the rewards. You must invest before you earn. If you want to open a restaurant, retail store, you must invest first then months later you might or might not get the benefits. In real estate is not different. My advice to every agent saying “I don’t have any money” is the following. Get a job, save and then open your own business. In this case real estate. I now that is not want you want to hear, but it is reality. From the bottom of my heart is it the best advice I can give an struggling agent with no money. The best decision you will ever make. Get a job, save then come back to real estate. If you invest in marketing and training you will do great.
Three Things I learned:
1.Be so great that clients find you vs. you chasing them down for the business.
2.Relevant content is key to your success.
3.Drill your business down to one market, one area, one subdivision – become the “local” expert where you live, play, and work.
You got it Magdalene…. you know you are good and havea good system when clients contact you instead of you having to contact them.
