    Hi Orlando,

    I would like to know if it is possible to embed the data from crane spotters in one’s website – is there a plug-in or script code that we can use in our WordPress site? I have info about some developments which I incorporated manually some time ago but that takes too much time and I see that Crane Spotters have all that info well structure and ready one would think to be used in one’s website…any suggestions?

    COMMENT OF THE DAY – Standard of Procedures (SOPs), Protocol, Integrity and Time Management are all an integral part of my business.

    ONE THING I LEARNED – It frustrates me when I see agents who manipulate the system and cut corners all for the “money,” yet they are very successful. I will never compromise my integrity for the $$$. I have to believe this will always prevail in the long run!

    2.  Knowledge, Discipline, and Strategy implementation are crucial to your business and to ensure upward mobility.
    3.  In a saturated market of real estate agents, you must figure out what your “distinguishing characteristics” are which will separate you from the pack.

    1. You must invest time and money in your business to reap the rewards in the end.
    2. Find something you are passionate about that interfaces with Real Estate and make that your focal point.
    3. Don’t be afraid to hire a “professional” until you become well versed in the process yourself.

    BUSINESS TIP/FEEDBACK (Food for Thought) FOR TMO

    I just saw the “Engagement” video that came in with the Friday email. It made me think specifically about your site and it’s content. A great way to keep enrollees engaged with TMO would be to consider continued access. If there is a way you could restrict/limit access only to the course and content we paid for on an ongoing basis, this may help boost future enrollment.

    Aside from taking great notes, we get busy and a lot of information may be overlooked or forgotten over time. You have great information and I thought if there was a “cost-effective” way for you to allow ongoing access ONLY to the 90 days course we paid for, it may help future engagement and referrals as it will be something of value to us…The great word you teach…. :)

    Just an idea!

    I have created my brand apart from my company brand. I was wondering what form of business entity should I form for my real estate career. Should I form an LLC or a DBA. Are there any other business entities that are better suitable for a realtor?

    A P.A. seems to be a popular choice among real estate agents, I am not an accountant so the best option is to consult with your accountant about which route to take. In any case, whether you form a LLC, DBA or P.A it is always best practice to form a type of legal entity that protects you and allows to deduct many your business expenses.

    Actually a P.A Professional Association” if you are refering to the type of entity you can have to run all you expenses and claim a higher number of deductions in your personal taxes. It might also help you in terms of “limited liability” for your business

    What is the most important reason to buy a property under a LLC?

    There area three main reasons:

    1. Limited liability: In case of a lawsuit, the person suing can only go after the property and not the personal assets of the owner
    2. Tax advantages: Under an LLC the owner can deduct expenses from the income generated from the property
    3. Inheritance: A legal entity never dies and a well structured LLC will in most cases avoid, defer or reduce the amount of inheritance taxes in case the owner dies.

    Remember, always consult with you tax accountant or lawyer and ask your client to do the same. We are not lawyers or accountants but we need to have the general knowledge to guide our clients to at least ask the right questions and help them ensure a successful transaction.

    For example, to target high-end international clients, you have to understand their unique needs and answer the specific questions they have about financing, taxes, and the laws that apply only to them.

    Where can I get education on financing, taxes, and the laws? Or where can I read about this to educate myself on these topics?

    The internet can be a great source to get you started, however the best, fastest and most effective way is to ask the lawyer you refer your closing to, they also work with accountants if you don’t have one already ,and the financing questions can be answered by any banker or mortgage broker.

    It is a great idea to interview them for about 10-12 minutes and let them know that you will give them credit and put their website and information in your website where you are posting the article about the related topic, usually they are very cooperative and willing to help.

    It is also a great way to develop a professional relationship with these key connectors.

    The association of realtors also provides some classes about law and financing, call the association to see what they are offering at this moment.

    Good and important questions Michelle. We don’t need to be experts, since we are not giving tax, financial or legal advice, but we need to be able to guide our clients in the right direction an to the right group of experts.
